I help my clients to value their property through a thorough CMA, Comparative Market Analysis reports using current listing price data and past sold comparable property sales.    It’s important that I help you to search the listings on our site to learn about currently listed similar homes in your area. A CMA stands for comparitive market analysis but sometimes you have a square peg and a round hole. Marketed correctly a square peg is much more valuable than a round peg because it is unique but presented poorly it hurts value becuse it is perceived as a reject and not like the others.

Marketing is also dependent on the owners needs as well so before we do anything we have a programming talk about what your needs are and how we get them met. A property that isn’t priced well will either leave money on the table for our sellers or cause the property to linger on the market. I do thorough CMA reports to help my sellers value their properties with realistic market expectations. Price and value are not the same thing. We will always market your house to show it's best value. Price typically has a direct correllation to time on market. The more similiar houses are around you the less they will range in price from high to low.   Markets don’t just change monthly, they change daily in many instances. As new listings come on the market and others sell, the supply/demand ratio changes and your price may need to be adjusted. I provide you with regular market updates to keep you in the loop. You will also hear me remind you that someone is going to fall in love with your house for all the same reasons you did, we have to be patient until they come strolling along because until we find that person they won't value it the same way you do.

I do the marketing and property valuation process well, and that means you’ll be seeing a buyer with a contract soon. I am with you every step of the way in the contract price negotiations and will work to get you the top price possible with the fewest concessions.   The negotiations rarely end with the price however. Once the buyer completes their inspection and document examination processes, they often object to things discovered and request corrective action that involves expense to the seller. I'm here to work with you every step of the way and help you to keep the deal alive without “giving up the farm.” Again market expertise has to be the voice of reason sometimes for buyers to make an unreasonable negotiation reasonable again.
